Frequent Asks
Get the details. Select a category to view our most frequently asked questions:
Are all the Vault units the same?
Yes. All units are 20’x50’ and identical in layout and features.
What can I store in my Vault?
You can store any personal collections, but these spaces are strictly for storage only — no businesses are allowed.
Can I live in my Vault?
No. Living in a Vault is prohibited under the Covenants, Conditions, and Restrictions (CC&Rs).
Is this considered a real estate investment?
Yes. Vault units grow equity like a home and are considered a real asset. They can be purchased through a 1031 exchange.
How do I reserve a Vault?
To reserve a Vault, you will need to:
Submit a 10% deposit of the purchase price.
Sign a purchase agreement.
Will my Vault have electricity?
Yes. Each unit has its own electric meter, so you only pay for what you use.
Will my Vault have a bathroom?
Units come with plumbing rough-ins only. This includes connections for a toilet, sink, and either a shower or a drain for washing.
What about air conditioning?
Each Vault is equipped with industrial mini-split systems with two heads.
What type of garage door will it have?
All Vaults feature remote-operated overhead garage doors. The doors have a row of windows at the top to let natural light inside.
Will I be able to hear my neighbors?
The walls between units have 8 inches of spray foam insulation for both fire protection and noise reduction. However, we cannot guarantee total soundproofing.
Can I add a loft?
Yes, absolutely. You can add a loft after closing.
Do you offer upgrades or customization?
No. All upgrades and customizations are completed after closing by the buyer and contractors of their choice. We maintain a list of contractors recommended by past buyers, which we are happy to share.
What if I want a bigger space?
You may purchase multiple adjoining units and remove the partition walls.
What if I want windows?
Windows are determined during the town’s planning and permitting phase, so we don’t offer customization. However, you can add windows after closing by securing the necessary permits and HOA approval.
Can I have a 200-amp electrical panel?
No. Each unit is equipped with 100-amp service only.
Are there HOA or membership fees?
Yes. HOA fees are estimated to be $100–$150 per month. CC&Rs also apply.
What about insurance?
You are responsible for insuring your personal collections and belongings.
Who manages maintenance and ownership responsibilities?
The HOA will manage the overall property, and future services can be added if the HOA decides to include them.
Is my deposit refundable?
Yes, deposits are refundable prior to ground-breaking at each location.
